When they ask AI which agent to call
People ask who knows a specific neighborhood, who helps first-time buyers, and who will list a house that needs work. An agent page that is only a headshot and a slogan is hard for an assistant to recommend.
The question is a place and a side of the deal
Buyers ask for an agent in a school zone, a condo building, or a town they are moving to. Sellers ask who lists homes in their price band and who is plain about repairs. Investors ask about rentals. Someone relocating asks who will answer before they arrive. People also ask about first-time buyer help and whether you work with the lender or leave that separate. If you do not cover a county, do not let the bio imply that you do.
Neighborhoods, brokerage, and a way to reach you
Name the areas you actually work. Say buyer, seller, or both. Publish your name, the brokerage, the phone, and the license in the form your state uses. Team pages should say who a new client will meet. Hours for showings versus office hours should not be mashed together. The headshot and the name should match the license, not a team brand that hides the person.
Proof from the work
Reviews that mention a first home, a sale in a named area, or a clear process are usable. A list of cities you do not serve is as useful as a list of cities you do, if your site currently overclaims. Listing pages should not be the only page. A short note on how a buyer interview works gives an assistant a next step that is true.
Territories change
Sigma keeps the agent’s public record current so you are named for the neighborhoods you still work. Citations start at $99 a month. Be the answer is $249 a month. Leads and advertising are separate offers at $5,000 a month each.
The neighborhoods and the side of the deal
Name the areas you work often enough to know, and do not imply a county you never show. Buyer, seller, or both. First-time buyers, rentals, and homes that need work are different conversations. Publish your name, the brokerage, and the license the way the state lists it. A team page should say who shows up to the first meeting. Office hours and showing hours are not the same. If you do not cover a condo building or a school zone people keep asking about, you can say where you do focus instead of collecting every place name. Reviews help when they mention a type of move, not a trophy. Take a city off the bio when you stop working it. The assistant will otherwise introduce you as the agent for a place you no longer serve.
Be the local business when they ask. Citation build-out starts at $99/mo. Be the answer is $249/mo. Lead generation and advertising each start at $5,000/mo.
